Condensation and mould issues arising from not been properly ventilated is not warranted by the builder.
We cannot stress just how important ventilation is to maintain a healthy home. Your home has been assessed for energy compliance and ventilation, and your windows make up a big part of this assessment.
Bathrooms need to be adequately ventilated to minimise humidity and excess moisture. Proper bathroom ventilation requires more than just the exhaust fan.
You should have the door or window open to allow proper airflow and turn the fan on before showering. This level of ventilation should be kept up for at least 10 minutes after showering.
Failure to use windows and exhaust fans, where applicable, will result in condensation and mould issues that will not be warranted by the builder. In winter, most people want to close their homes by shutting windows and drawing blinds. However, this can create condensation concerns in your home. We recommend that you open blinds and windows in each area of your home daily to ensure airflow throughout your home, especially in your bathrooms.

The first line of defence from Mold is combating against condensation by reducing the amount of moisture by improving the ventilation. Under ideal circumstances, excess moisture will escape from the interior of the building through air vents, open windows and openings such as chimneys. Unfortunately, natural ventilation is often reduced during cold winters because windows are kept closed. The problem can be exacerbated by the indoor activities of inhabitants such as using tumble dryers, overusing humidifiers, drying wet clothing on a rack, showering without the extractor fan on or cooking without the exhaust hood turned on. Log fires are also known to release moisture into the air. Inadequate ventilation and condensation create the perfect environment for mould to take hold and should always be addressed. Visible condensation on walls and windows is the first sign that problems may lie ahead.
