  • Hairline cracks are common and can occur throughout the life of a home. Movement due to shrinkage and settlement will occur. Minor cracking on walls is covered for 12 months from key handover date. Outside the 12-month period, fine cracks would fall to the homeowner to arrange rectification and are not considered a structural concern.

  • Your ceilings are constructed of plasterboard sheets attached to the timber or steel ceiling frame. The cornice or shadow line forms the bridge between the ceiling frame and the walls (may be constructed of brick, timber or steel framing). Because the walls, ceiling frame, cornice and sheets are made of different materials, they will move slightly differently and may require maintenance over time. One of the biggest misconceptions about any home is that ceilings do not require maintenance. When considering the plasterboard sheets suspended from the ceiling frame, ceiling maintenance is really important to the ongoing performance and safety of your home.

    Ceilings are a Homeowners Maintenance item, and just like other areas of your home, they require regular inspection and appropriate upkeep. Ceilings are covered by the Warranty Program for 12 months from key handover date. Please note the exact location/s of your cracking on your Home Assist 12-month service form. Outside the 12-month period, fine cracks would fall to the homeowner to arrange rectification and are not considered a structural concern.

  • Cornice cracking can occur at the junction between the cornice and the wall. Minor cornice cracking is normal and may occur due to settlement. Please note the exact location/s of your cracking on your Home Assist 12-month service form. Cornice cracking may occur throughout the life of the home and should be repaired as part of regular homeowners’ maintenance. You should inspect your cornice every year and conduct any maintenance as required. We recommend repainting your ceiling every five (5) years.     Minor cracking to cornices is covered by the Warranty Program for 12 months from key handover date. Some areas of the home will require more maintenance over the time of your home due to the nature of the location. Around door frames and windows or under cornice cracking is a result of natural movement in the home and where two dissimilar products meet which are affected differently by the environment around them. Under Cornice Cracking is considered minor and would fall to the homeowners to arrange rectification beyond the initial 12-month warranty period.
