There can be a few causes of roof leaks, and each are covered by different builder’s warranty periods.

Any leaks in your home must be repaired without delay. Check that gutters, down pipes and valleys are not blocked. Gutters need to be cleared as part of regular homeowners’ maintenance. Roof plumbing is covered under a 2-year builders warranty period.

Waterproofing membrane has a warranty of 6 years however tiles, grout and silicone all form part of the waterproofing system. Silicone has a 12mth warranty, tiles and grout have a 2-year warranty.  

Silicone and grout do require regular maintenance, and this is the responsibility of the homeowner after warranty periods have ended.

If you notice a breakdown of grout or silicone it is important to carry out the repairs as soon as possible to prevent further damage.
